The Broker Open…Also Known As Taco Thursday

I know it sounds like a spinoff of Taco Tuesday, but in Gig Harbor we tour homes on Thursdays from 10am to 1pm and it’s a chance for all the brokers to see the new listings that have come on the market. We like to host the best broker tours, and we go all out. So sometimes it involves an entire spread of tacos—we usually have something from a local business—and depending on what price your home is or how far away it is, we might even incentivize brokers and offer them a $25 gift card just for coming to the broker open.
The broker open offers us the opportunity to connect face to face with our colleagues and make that in-person connection. It’s a great opportunity for us to meet them, to see what their reaction is to your home, to ask them what they think of the price and the condition, and to get their feedback as somebody who is looking at comparable homes on the market.
Usually the brokers that are touring on a regular basis are the top brokers in the area. We send individual invitations to every single one of these top brokers so we know all the brokers that are bringing the buyers to your house. We want to make sure that they have been inside your home and experienced it. We can point out all of those winning features that the buyer is absolutely going to fall in love with. If you have a killer view, it always shows better in person. If you have some really unique features, some gadgets and awesome technology affiliated with your house, it’s hard to get that on camera. And so this is a chance for us to showcase your home with us inside it, so we can be the voice for your house.
Again, we always have food, and a good spread is going to keep our brokers in your house longer and away from your competition.
First Look For The Public
In addition to having an open house for brokers, we also offer it as a kind of “first look” open house for the public.
If a house goes on the market on a Wednesday, while the Thursday open house is really set up for the brokers, we also position it as a public open house, so it’s a good chance for us to be there at that first look for those hungry buyers that don’t want to wait for their agent. And as they walk through we’ll get to see how they take in the home. So these open houses are a way for us to get you immediate feedback and to make sure that we’ve gauged the market correctly. We’re pretty good at doing that anyway, but we really like to take in every ounce of feedback—the body language, the communication that they have with their agent if they come with them, and how long they stay.
Video Content For Social Media
With your permission, we allow agents to take video and use that as content for their social media. Every single top agent will have an online community of people that follow what they do on tour and the houses that they see, so this is a chance for your house to go out to their community and get more eyes on it that might not be here in person. So it’s just another layer of getting the house out to a wider audience. That’s another reason to bring all the brokers in, and we make sure that we share with them the video of your house in an email and then tell them to make sure they come, get social media content, get those swoon-worthy views, and share with their followers another stunning home.
