Join Us On A Broker Tour

Today we are going to talk all about why it is so important to have a local agent with connections right in the same area as your house. We’ll be taking you behind the scenes on a broker tour. We’re going to the Murphy Drive area of Gig Harbor, because it’s a good opportunity for us to see a listing that is coming up in the neighborhood and compare it to other homes, as that will be a comp of ours in the future.

Knowing The Comps

Local agents will also have been in other houses that are similar to yours, so that they have an idea of what the comps are—what they smelled like, what is going on with the neighbor’s house down the street—to know what your house is really worth compared to others. Those comps are information that we can give to appraisers and that helps us give you the facts to help educate you on pricing your home. 

We also go support the other brokers when they have an open house for the agents in the area. That way we can find out what’s coming on the market, we can find out what their houses look like, and we can just get some face-to-face, human-to-human contact that will help make those conversations and negotiations a little bit smoother when they bring us a buyer for your house. Those long-term relationships with local agents are really helpful in knowing who you’re working with on the other side when a buyer from an agent that you know comes to the table. So we are better prepared to know what their skillset is when you go up against them in a negotiation, and also what kind of buyers they bring to the table as well. It’s important to know those nuances, and having a hyper-local agent like that will help entertain stronger offers, better terms, and get you a smoother closing.

A First Look

Another reason why Thursday broker tours are so awesome is that they are the brokers’ first look at a home. If your home is going to be on broker tour, most of the time that means you came on the market on Wednesday and you’re fresh. So the brokers are seeing it for the first time, they’re able to take a video tour as long as the homeowner allows, and get their client a first look inside it to keep up that momentum and get that buzz around your listing, to get people in town here for the weekend open houses. It’s also a great way to accentuate your property’s best features before it goes out to the public. 

Side Note: You typically see houses come on the market on Wednesday, Thursday, and Friday. In a tight inventory market, we like to see buyers get in to see those homes on Thursday and Friday, and then if we have to, we get inspections on Saturday or Sunday, and then make offers. So that’s what you can expect as a seller too, that people are going to flock to your house quickly if it’s priced right and prepared properly. 

It’s important that your house be featured on a broker tour so that you can get eyes on it. Sometimes houses that are really special and really unique need brokers to get inside of it to see things like what that view really looks like. Especially view homes—those ones are so much better in person. We always put that in the listing, that you have to see it for yourself. And the broker tours allow for that. 

We provide food for them. We will bribe them to come if your house is further away—we make sure that we support a local business, give brokers a gift card, and personally invite all of them to come. We want to be able to make your house as available as possible, with your permission, and at your comfort level, and then get it out to as many buyers as possible. We will give you a checklist of how to make sure your house is safe and well prepared for people who you don’t know to be inside your house.
